Daylight basements and the long wet winter
A daylight basement opens to the yard on the downhill side, which is lovely in July and exposed in January. Surface drainage on steep lots often depends on gutters, downspout extensions and grading that nobody has looked at since the house was built. When a downspout dumps next to the foundation, the soil there stays soaked for weeks.
By the time water shows on a finished floor, carpet pad and baseboard are wet, and the bottom of the wall may be too. The crew extracts, lifts what cannot be dried in place and runs dehumidifiers on the cool, humid air typical of the season. Emergency water removal lays out the first few hours.
After drying, the fixes are usually plain ones: regrade the soil to fall away from the house, extend downspouts, add or repair a footing drain, and seal any cracks. Those are for a contractor, not a restoration crew, but the technician's moisture map shows exactly where water entered.
Trees, roots and the side sewer
Mature trees grow over many Mercer Island lots, and tree roots entering joints in aging clay side sewers are a common cause of backups. A slow drain, gurgling toilets or a floor drain that bubbles when the washing machine drains can be early signs.

Cutting roots out of a clay pipe tends to be temporary. A plumber with a camera can tell you whether a section needs to be replaced, and a backwater valve is one more option. Condo buildings by the town centre bring a different pattern: a leak in one unit that reaches the unit below, and a dispute about which association or owner's policy responds. Document the source and the wet areas with photos before anything is moved, and tell the building manager the same day.

The first 48 hours in a hillside house
The EPA advises drying water-damaged materials within 24 to 48 hours to prevent mold, and in a Mercer Island winter that clock is real. Air is cool and humid, so wet carpet and drywall do not dry on their own. Open a window only if outdoor air is drier than the room, which in January it rarely is.
What helps: lift furniture off wet carpet, put foil or blocks under legs, pull rugs and cushions out to a dry room, and leave walls alone. What does not: running a household fan across a sewage-contaminated floor, pulling baseboard in a room with possible asbestos-era materials, or waiting for the rain to stop.
